"SHKP Club x NOVO LAND" property themed seminar【A】 was held with acclaim to meet the needs of local and Mainland members

SHKP Club recently partnered with NOVO LAND, Sun Hung Kai Properties' (SHKP's) new eye-catching regional landmark and large private residential development project located in Tuen Mun, to once again hold a member-exclusive "SHKP Club x NOVO LAND" property themed seminarA at the Development's gallery venue. The response at the event was overwhelming. The seminar includes Cantonese and Putonghua sessions to cater to the needs of local and Mainland members. Participants can also receive exquisite SHKP Club and NOVO LAND gifts.

Professional seminarA providing expert insights

The seminarA was informative and useful. Banking experts were invited to share the updates on mortgage finance, and the tips and benefits for incoming talents in mortgage financing. A professional surveyor explained the latest updates on stamp duty, and representatives from WeSpire Living Limited introduced the Development's smart technology, clubhouse facilities and diverse activities. These all enhanced members' understanding of the Development and knowledge about purchasing first-hand residential properties.   • Introduced the latest mortgage information, including the relaxation of the loan-to-value ratio for owner-occupied properties to 70%, the extension of the Mortgage Insurance Program to cover uncompleted residential properties, and the stamp duty suspension arrangement
  • Briefing on the tips and advantages of mortgage for Talent Scheme and information on cross-border, e.g. how non-local income earners can purchase residential properties with less down payment after the relaxation of the "Debt Servicing Ratio" requirement

Updates on stamp duty

  • Explained the recent changes in stamp duty measures per the "2023 Policy Address", specifically an update on stamp duty rates and calculations, such as a reduction in the Buyer Stamp Duty (BSD) and New Residential Stamp Duty (NRSD) from 15% to 7.5%. This reduction can alleviate the financial burdens faced by non-permanent HK residents and permanent HK residents who already own properties in Hong Kong when purchasing new properties
  • Shared the latest updates of "Top Talent Pass Scheme" which has added 8 more institutions from Mainland and overseas to the list of eligible universities, and increased demand for property purchase and rental due to the increased quota of non-local graduate students from mainland China and overseas at Hong Kong’s public universities.  This increase is expected to have a positive impact on the rental market
  • Procedures and points to note for purchasing a first-hand private residential property

  • Provided an overview of education system in Hong Kong, including how local students and students newly arrived in Hong Kong can secure admission to their desired schools. During school admissions interviews, students will not only be required to introduce themselves and discuss their reasons for choosing the school, but will also be asked problem-solving, situational analysis, and current affairs topics to assess their comprehension, expression, and critical thinking abilities. There may even be creative thinking questions, such as asking students what they would invent to benefit humanity if they were scientists
  • Introduced categories of schools in Hong Kong. Renowned schools can be further categorized into "traditional prestigious schools," "district renowned schools," "direct subsidy schools," and "international schools"
  • STEM subjects such as science, geography, etc. are usually conducted in English at schools.  Parents can dedicate more time to help their children prepare for related English classes
