Phase 1 St Michel, all-new, low-density luxury living nestled in the hills of Sha Tin South, is completed and ready for handover

Sun Hung Kai Properties' (SHKP's) St Michel Development, located in the low-density luxury residential area in the hills of Sha Tin South, is divided into two phases. Phase 1 of St Michel is now completed, and owners are taking up their residences.

The estate also introduces facial recognition technology, which allows residents to open the doors of the clubhouse and the lobby of each tower in a contactless manner without carrying a residence card. Residents can reach their floor of residence by scanning the QR code or activating the residence card function using SoProp PremiumF in the lift, without needing to press a button, bringing extra peace of mind during the pandemic.

C The abovementioned walking times to and from each destination are calculated based on the shortest routes and a walking speed of 1.2 metres per second and do not include waiting times for crossing roads.

D This service contract is for a period of 2 years, commencing on the date of execution of the St Michel Deed of Mutual Covenant incorporating Management Agreement. Management services and other services mentioned above are provided by the manager of the Phase or other contract-engaged third party companies, and are subject to terms and conditions. The manager or contract-engaged third party companies has/have the rights to determine the fees, terms and conditions, operation hours and service period of the above-mentioned management services and other services. The provision of such services is subject to the terms in the deed of mutual covenant, service contract or any other relevant legal documents. The services and/or facilities may not be available for immediate use at the time of handover of the Phase of the Development. In case of any dispute, the decision of the management company or other contract-engaged third party companies shall be final.

E The clubhouse and/or recreational facilities may not be immediately available for use at the time of handover of the Phase of the Development. Some of the facilities and/or services belong to or are situated at other Phase(s) of the Development and shall not be available for use before completion of construction of such Phase(s) and all the necessary preparations for such use. The clubhouse and/or some of the facilities and/or services may be subject to the consents or licenses from the government departments, or additional payments may be chargeable to the users. The Vendor reserves the right to revise and alter the clubhouse facilities and its layouts, materials, furniture, design, floor plans, usage, specifications and colour thereof, without prior notice.

F The management services and other abovementioned services will be provided by the manager of the Development or other contract-engaged third party companies. The manager or contract-engaged third party companies may solely determine the fees, terms of use, operation hours and service period of the managed service or other abovementioned services, but subject to the terms in the Deed of Mutual Covenant, service contract or other relevant legal documents. SoProp Premium is in the course of development; its functionalities and services may be modified, increased, deleted or adjusted from time to time without prior notice to any purchaser. SoProp Premium may not be available for immediate use at the time of handover of the residential properties in the Phase.
