Sun Hung Kai Properties (SHKP) has meticulously planned and constructed Wetland Lot No. 34 Development (“the Development”), a project in the Wetland Buffer Area in Tin Shui Wai that emphasizes sustainable living in which the community and the environment are balanced in harmony. The Development is committed to establishing a healthy lifestyle for the new generation that combines natural ecology, wellness and smart living. The project is integrated into the stunning environment of the surrounding Wetland Park, demonstrating that development and conservation can coexist harmoniously, and providing green, healthy homes for more than 1,700 families. The Development comprises 20 blocks of 10-storey residential towers, 10 blocks of five-storey villas and 10 houses, offering a total of 1,727 units. The project is being developed across three phases, all named after Wetland Seasons Park. Handover has been completed for Phase 1 and is in progress for Phase 2.
The façades of Wetland Seasons Park utilise earth tones to blend in seamlessly with the wetland environment, and SHKP has adopted a stepped layout design to ensure that the prevailing winds from the Wetland Park blowing towards Tin Shui Wai Town Centre remain unblocked, flowing in a bottom-up manner. In addition, 6 ventilation breezeways have been provisioned (with a 35-metre-wide main breezeway) to ensure that Tin Shui Wai Town Centre enjoys sufficient natural wind.
Wetland Seasons Park has a distinguished and stylish private residents' clubhouse named Club Seasons1, with an outdoor green area spanning over 210,000 square feet. Sitting against the backdrop of the Wetland Park's natural ecological landscape and accompanied by various types of trees and terrain, the design extends the natural environment of the Wetland Park to the interior garden of the Development. The Development also features the only sky clubhouse in Tin Shui Wai, Sky Club1, where residents can fully enjoy panoramic views of the Wetland Park. Its design accentuates the close bond between the Development and the Wetland Park. Residents can enjoy its facilities and learn about the environmental characteristics of Hong Kong's wetland.
SHKP has provided in-built internet hotspot sockets2 in each unit at Wetland Seasons Park. After connecting to the specified Internet service provider, residents can seamlessly link all their smart household equipment and connect to the Internet. The Smart Community App3 is a mobile app designed specifically for residents to address their day-to-day needs, such as assisting residents to access touchless door control and lift buttons, and to use a variety of resident services, fully experiencing the comfort and convenience of a smart home.

1Club Seasons and Sky Club are the residents' clubhouses of the Development. The use or operation of some of the facilities and/or services in the residents’ clubhouses of the Development may be subject to the rules and regulations of the clubhouses and facilities and the consents or licenses from the relevant Government departments, or subject to additional payments. The names of the clubhouse zones and facilities are promotional names that appear in promotional materials only, and will not appear in the Deed of Mutual Covenant, preliminary agreement for sale and purchase, agreement for sale and purchase, assignment or other title documents relating to the residential properties.
